Once we have Superproofed a property against mice, we will issue the property owner a certificate which validates the works for 1 year from date of issue.

Much like an MOT certificate in the motor industry or a boiler safety certificate for rented properties, the idea is that the certificate confirms all possible mice entry points to a specific property have been identified, inspected & checked through the 70 point Superproof checklist and then blocked with appropriate mice-proof materials.

This means that Superproof. guarantees that mice will no longer gain access to the internal confines of the property for the period the certificate is valid – 12 months or 1 year.

Once the certificate expires, we can renew it for another year following a repeat visit to re-inspect the property and check all is well – however ‘roll on’ certification is usually around 50% of the initial cost (please call for details) and generally reduces year on year the longer you maintain certification with us.

You therefore have fixed costs per annum for keeping your property mice free making life much easier to budget around and giving peace of mind.

This is also particularly important for landlords, social housing and businesses where legal duties are in place to keep properties, buildings and dwellings pest free (see Prevention of Damage by Pests Act 1949 & Public Health Act 1961)

However there are inevitably terms & conditions as with any guarantee and the first step is to be clear about what we are trying to achieve when we Superproof a property.

The objectives of the Superproof mice exclusion service…

Superproofing a property is about stopping mice from entering the internal confines of the property – that means from breaching the internal walls, floors, fixtures and fittings.

Mice may still be able to enter and occupy wall cavities and roof voids but the Superproofing works block the holes that allow them to enter the areas where you actually live.

This therefore removes the hazards of a mice infestation as they can no longer contaminate your food and work surfaces with their urine and droppings.

You will also no longer see them and they won’t be able to access any of the contents of your house.

In theory they will still be able to access wall and floor cavities as well as the roof void but in practice this is unlikely as there is no food in these areas and so the mice simply either perish or move elsewhere.

For ground floor properties, any external entry points are identified, checked and proofed to prevent mice continually accessing the building structurals from the outside.

Once you have excluded them from the internal confines of your dwelling, their access to food and water is removed and the infestation can no longer be supported – that is how the service works and why it is successful.

Key aspects of the guarantee…

We won’t be able to issue or renew a certificate for your property if we cannot achieve the following:

1. We must have access to all of the rooms and areas of your property on the day of the works
2. We must be able to move/remove any kitchen appliances (only non-standard appliances such as Aga’s cause problems)

Likewise we won’t honour the guarantee within the certified period if we discover the following:

1. Any reasonable recommendations outlined by the technician on the reverse of the certificate have not been complied with
2. Any of the proofing works have been disturbed, removed or tampered with
3. Any new fixtures and fittings have been added and/or removed or the structural integrity of the property has been changed/altered in any way

We will therefore always be very open and communicative about any problems or issues we perceive with Superproofing your property and will always provide evidence in the form of photographs and copy notes if we don’t think we are responsible for the return of a mice infestation.
